Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Unfortunately, we cannot hold a property before receiving a completed application and required fees. Rentals are offered on a first-come, first-served basis once applications are fully submitted and approved. We recommend applying as soon as possible to secure your desired home. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary depending on the property. Typically, tenants pay the first month’s rent and a security deposit before moving in. Some properties may also require last month’s rent—details will be outlined during the approval process. -
How old do you have to be to apply?
Applicants must be at least 18 years old, or of legal age to enter into a binding lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided all lease terms are met and the property is left in good condition, allowing for normal wear and tear. Deductions may apply for unpaid rent, damages, or cleaning fees. -
Who needs a cosigner?
A cosigner (guarantor) may be required if an applicant does not fully meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement accepting responsibility for the lease. -
You have a property I want to rent. How do I apply?
Applications can be submitted online through our secure Tenant Portal or in person at our office. Each applicant must complete an application, pay the application fee, and provide documentation such as proof of income and photo identification. -
How do I pay rent?
Rent payments can be made conveniently online through the Tenant Portal, via automatic bank transfer, or by check or money order, depending on the property’s accepted payment methods. We encourage online payments for faster processing. -
I want to get a pet. What should I do?
Please review your lease agreement and contact our office before bringing a pet into the home. Some properties allow pets with an additional deposit or monthly pet rent, while others may have restrictions based on size, breed, or number of animals. -
I want to move out, but my roommate wants to stay. What should I do?
If one tenant plans to move out while another remains, the remaining tenant may need to re-qualify independently or submit a request to add a new roommate. All changes must be reviewed and approved by management prior to making adjustments to the lease. -
My lease is expiring, and I plan to move out. What should I do?
Most leases require written notice prior to vacating. Please refer to your lease agreement for the required notice period (commonly 30–60 days) and submit your written notice by email or through the Tenant Portal before the deadline. -
Who is responsible for repairs and maintenance requests?
Faithful Roots Property Management coordinates all routine maintenance and repairs. Tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the online Tenant Portal for proper documentation and scheduling.
